An exceptionally rare derelict site was acquired in the vibrant centre of Hampstead Village—an opportunity calling for revitalisation and new life.

Due to significant constraints related to site access and close proximity to neighbouring properties, AN:X Properties collaborated closely with architects, structural engineers, contractors, the New End School, local residents, and the London Borough of Camden. This close partnership ensured that construction mitigation measures were carefully planned and implemented, overcoming development challenges while minimising disruption and safeguarding the community.

The design features light London stock brickwork complemented by clay tile-hung cladding, creating a material palette that respects the local character. The roof configuration and strategic cutaway form a distinctive drop-light feature that brings natural light deep into the building’s core while maintaining sensitive separation from neighbouring properties.
